Boyd Sells Former Eastside Cannery Property

Boyd Gaming sold the former Eastside Cannery site in the eastern Las Vegas Valley for $28.8 million following official approval for a housing project. The gaming operator finalized the transfer of the 29.5 acre parcel located along Boulder Highway at Harmon Avenue on September 10, according to public records filed in Clark County.

The sale completes a transition for the former Eastside Cannery property, which was once home to a popular hotel and casino. Boyd Gaming originally purchased the land beneath the complex for $45 million in early 2025. Following the closure and subsequent demolition of the facility, the operator sought approval to repurpose the land for residential development, taking a loss on the original land purchase price with the recent $28.8 million transaction.

The buyer listed in corporate records is a New York based investment firm acting as a land banker. Land bankers routinely buy large properties on behalf of homebuilders and then resell individual lots as construction progresses. Concurrent with the deed transfer, the investment firm granted an option to national homebuilder Lennar Corp., enabling the firm to acquire the land for home construction.

County commissioners approved plans last month submitted by Lennar Corp. to construct a 279 lot residential subdivision on the acreage. The planned development features two story single family homes, two dedicated park areas, and a community trail.

Demolition and implosion erased the hotel and casino complex less than 20 years after it originally opened its doors to the public. With the site cleared, the former Eastside Cannery land sat vacant until the closing of this real estate transaction, which officially paves the way for construction crews to break ground on the new housing neighborhood.
